As design-builder, BCC provides comprehensive design and construction services through a single point of contact. Drawing on the design-build team's expertise, BCC addresses project design and building construction requirements within the budget and schedule parameters established by the client.  BCC can implement a fast-track approach to mobilize construction before the design is 100% complete.

As preconstruction / design-assist partner, our services will add value (cost savings) to your project through timely reviews and guidance is subsystem selection, value management and constructability reviews to ease construction and expedite the construction schedule.  We will organize and professionally prepare the information necessary for our clients to make informed decisions and eliminate surprises which ultimately leads to a very predictable project delivery.

As the general contractor, BCC will provide all expertise, materials, labor, equipment, and services to deliver the project in a safe manner and in a high level of quality.  Striving to go beyond minimum contract expectations, our team will collaborate with all:  Owner’s representatives; subcontractors/supplies; and affected public entities.  Although construction contracts can be aggressive and demanding, BCC will perform in the highest level of professionalism, commit to a partnership environment and ensure it is a pleasant experience for our clients.

BCC implements early collaboration to promote effective project coordination and communication from the start, ensuring a positive, professional and effective environment throughout the duration of the project.  As construction manager, BCC will use our expertise in the areas of construction costs, schedule, market trends, and subcontractor relationships to ensure that your project is executed within your budget.

GUARANTEED MAXIMUM PRICE

There are various kinds of construction contracts used within the construction industry.  A construction contract contains general and special conditions of agreement, details of construction project work, their specifications, time limits, payments and penalties for delivery delays, etc. and ensures every party’s rights and obligations.

The contractor is compensated for actual costs incurred, plus a fixed fee subject to a ceiling price. The contractor is responsible for cost overruns, unless the GMP has been increased via formal change order as a result of additional scope from the client.

The contractor agrees to build a project with a specific scope for a fixed price.  This contract type places upon the contractor maximum risk and full responsibility for all costs and resulting profit or loss.

LUMP SUM / STIPULATED SUM

The contractor is paid for all of its allowed expenses (trade contractor work, labor, materials, and equipment), plus a negotiated value for overhead and profit.  This type of contract is often used when the scope of work is undefined and the type of labor, material, and equipment are uncertain at the time of contracting.
